First of all, please tell us about your success story. What stages have you gone through, what difficulties have you encountered and what stage are you at now?

Frankly, the success story feels somewhat more prominent to me at the moment. I believe there is still a great deal for me to accomplish, and I make it a point to take at least one small step toward my goals each day.

As for difficulties, life presents both opportunities and obstacles, and I believe that overcoming them requires continuous self-reflection and a commitment to becoming a better version of oneself.

At this stage, I feel that I am navigating one of the most fascinating chapters of my life, and I am making a deliberate effort to fully embrace the present while continuing to move forward.

Based on your experience, what do you consider to be the key challenges currently facing the real estate sector in Georgia, and how can they be addressed?

As with many other industries, the real estate sector faces a shortage of qualified professionals. Therefore, the Georgian National Real Estate Association’s goal is not only to bring together industry experts but also to prioritize ongoing education and facilitate the sharing of international practices.

Tell us more about your work at LLC Georgian Property Management. What do you consider the company’s most significant achievement, and how do you envision its future development?

“Georgian Property Management” is one of the largest commercial real estate portfolio owners in the Georgian market.

Our team manages several business centers, an extensive selection of premium office spaces, and commercial (e.g., retail) properties in Tbilisi’s central districts.

We consider our most important achievement to be the financial results we have delivered for the company, as well as the maintenance of a high rental ratio in our real estate portfolio over the past several years.

Looking to the future, we have several large-scale investments planned, while also supporting the further diversification of the company’s real estate portfolio.

As a leader what strategies do you use to ensure effective team management?

For me, the team is the greatest asset of the organization, and I believe that unity is crucial for success.

That is why I strive to create an environment within the organization where employees can focus on their work, feel a sense of unity, and are free from unnecessary, artificially induced stress.

I do not belong to the category of managers who believe that stress is a necessary and desirable element for achieving important results. While I do not support an overly lenient approach, I make a concerted effort to strike a balance. Sometimes I succeed, sometimes I don’t, and perhaps this is one of the critical challenges.

Finally, we’d like conclude with the traditional question: What advice would you give to aspiring professionals and young people who are just starting their careers?

My advice to young people is to find work that they are passionate about, for which they will work tirelessly to improve the results they achieve and to strive to end each day as a better version of themselves.

პირველ რიგში, გთხოვთ, მოგვიყვეთ თქვენი წარმატების ისტორიის შესახებ. რა ეტაპები გაიარეთ, რა სირთულეებს გადააწყდით და რა ეტაპზე ხართ ახლა? 

სიმართლე გითხრათ, წარმატების ისტორია ცოტა ხმამაღლა ჟღერს ჩემთვის, ვთვლი, რომ ჯერ კიდევ ბევრი მაქვს გასაკეთებელი და ვცდილობ დასახული მიზნებისკენ ყოველდღიურად გადავდგა თუნდაც ერთი პატარა ნაბიჯი.

რაც შეეხება სირთულეებს, ცხოვრება გვანებივრებს, როგორც შესაძლებლობებით, ასევე გამოწვევებით და მიმაჩნია, რომ ყველა დაბრკოლების გასავლელად საჭიროა საკუთარ თავზე მუშაობა და უკეთესი “მე”-ს აღზრდა.

ამჯერად, მიმაჩნია, რომ ცხოვრებაში ერთ-ერთი საინტერესო ეტაპი მაქვს და ძალიან ვცდილობ წინსვლასთან ერთად, რეალობაც მაქსიმალურად შევიგრძნო.

თქვენი გამოცდილებიდან გამომდინარე, რა არის საქართველოში უძრავი ქონების სექტორში არსებული განსაკუთრებული გამოწვევები და როგორ შეიძლება მათთან გამკლავება? 

ისევე როგორც სხვა სფეროებში, უძრავი ქონების სექტორი კვალიფიციური კადრების ნაკლებობას განიცდის, სწორედ ამიტომ საქართველოს უძრავი ქონების ეროვნული ასოციაციის მიზანი, არა მხოლოდ სექტორის პროფესიონალების გაერთიანებაა, არამედ განათლებაზე მუდმივი ზრუნვა და საერთაშორისო გამოცდილებების გაზიარებაა.

გვიამბეთ მეტი თქვენი საქმიანობის შესახებ კომპანიაში LLC “Georgian Property Management”. რას მიიჩნევთ კომპანიის უმთავრეს მიღწევად და როგორ გესახებათ მისი სამომავლო განვითარების პროცესი? 

“ჯორჯიან ფროფერთი მენეჯმენთ” კომერციული უძრავი ქონებების პორტფელის ერთ-ერთი ყველაზე მსხვილი მფლობელია საქართველოს ბაზარზე.

ჩვენი გუნდის მართვის ქვეშ არის, რამდენიმე ბიზნეს ცენტრი, პრემიალური ხარისხის საოფისე ფართების ძალიან დიდი არჩევანი და კომერციული (ე.წ. რითეილის) ფართები თბილისის ცენტრალურ უბნებში.

უმთავრეს მიღწევად მივიჩნევთ იმ ფინანსურ შედეგებს, რომელიც მოგვაქვს კომპანიისთვის და ჩვენი უძრავი ქონების პორტფელის გაქირავების მაღალი კოეფიციენტის შენარჩუნებას უკვე წლების განმავლობაში.

სამომავლოდ, იგეგმება რამდენიმე მსხვილი ინვესტიცია და კომპანიის უძრავი ქონების პორტფელის კიდევ უფრო გამრავალფეროვნება.

რა სტრატეგიებს იყენებთ ლიდერის როლში გუნდის ეფექტური მართვის უზრუნველსაყოფად? 

ჩემთვის ორგანიზაციაში გუნდი ყველაზე დიდი ღირებულებაა და მიმაჩნია, რომ წარმატებისთვის ერთიანობა ძალიან მნიშვნელოვანია.

სწორედ ამიტომ, ვცდილობ, რომ თანამშრომლებისთვის ორგანიზაციაში გვქონდეს ისეთი გარემო, სადაც მათ შეუძლიათ საქმეზე კონცენტრირდნენ, ერთიანობის შეგრძნებით და ზედმეტი ხელოვნურად გამოწვეული სტრესების გარეშე.

არ განვეკუთვნები მენეჯერების იმ კატეგორიას, რომელიც თვლის, რომ მნიშვნელოვანი შედეგების მისაღწევად სტრესი აუცილებელი და სასურველი კომპონენტია… თუმცა არც ცალსახად ლმობიერ მიდგომას ვემხრობი, ძალიან ვცდილობ ოქროს შუალედში ყოფნას, ზოგჯერ გამომდის, ზოგჯერ არა და ალბათ სწორედ ესაა ერთ-ერთი კრიტიკული გამოწვევა.

და ბოლოს, დავასრულებთ ტრადიციული კითხვით, რას ურჩევდით იმ პროფესიონალებსა და ახალგაზრდებს, რომლებიც ახლა იწყებენ პირველი კარიერული ნაბიჯების გადადგმას? 

ჩემი რჩევაა ახალგაზრდებმა შეძლონ და იპოვონ მათთვის საყვარელი საქმე, რომლის გასაკეთებლად და მიღწეული შედეგების გასაუმჯობესებლად, დაუღალავად იშრომებენ და ეცდებიან ყოველი დღე დაასრულონ საკუთარი თავის უკეთესი ვერსიით.
